EICR FAQs

  • An EICR is a formal inspection of your electrical installation to assess its safety and condition. It identifies any damage, deterioration, or non-compliance with current wiring regulations and highlights potential fire or electric shock risks.

  • For most rental properties, yes. Landlords are legally required to have a valid EICR in place. For homeowners and businesses, an EICR is not always mandatory but is strongly recommended for safety, insurance, and property transactions.

    • Homeowners: Every 10 years

    • Rental properties: Every 5 years or at change of tenancy

    • Commercial properties: Typically every 5 years, depending on use

    • Holiday lets: Usually every 5 years or as required by insurers

  • The electrician will visually inspect and test parts of your electrical system, including the consumer unit, wiring, sockets, switches, and earthing. Some circuits may need to be temporarily switched off during testing.

  • Most domestic EICRs take 2–4 hours, depending on the size and condition of the property. Commercial inspections vary based on the complexity of the installation.

  • You’ll receive a detailed Electrical Installation Condition Report, clearly stating whether the installation is satisfactory or unsatisfactory, along with any observations and recommendations.

    • C1: Immediate danger – urgent action required

    • C2: Potentially dangerous – remedial work needed

    • C3: Improvement recommended

    • FI: Further investigation required
